POSITION OBJECTIVE:
The Supervisor: Facilities & Maintenance is responsible for supervising the day-to-day delivery of facilities maintenance and support services to ensure that SANRAL’s buildings, infrastructure, and auxiliary facilities remain functional, safe, and operational. The role supports the implementation of planned, preventative, and corrective maintenance activities and monitors outsourced service providers to ensure compliance with agreed service standards and contractual requirements.
MINIMUM REQUIREMENTS:
- An NQF level 6 in Facilities Management, Building Management, or related field.
- A minimum of five (5) years’ experience in facilities maintenance or facilities operations.
- A minimum of three (3) years’ supervisory experience in a facilities or technical environment.
- Certification:
- Electric Trade Test (Red Seal) certification.
This role requires occasional extended hours during urgent breakdowns or critical repairs.
ADVANTAGEOUS:
- Project management related certificate.
- Facilities related certification.
- Experience supporting building maintenance, mechanical/electrical services, and minor renovation projects.
- Strong operational focus on facilities maintenance coordination, contractor supervision, and service delivery management.
- Ability to manage multiple service providers and operational dependencies across SANRAL sites.
- Exposure to facilities systems such as security monitoring or SCADA.
- 11KVA Medium Voltage Switch Gear
- Generator or UPS training Certifications.
TECHNICAL COMPETENCIES:
- Sound understanding of planned, preventative, and corrective maintenance processes within facilities environments.
- Knowledge of building infrastructure, mechanical/electrical systems, and principles of asset sustainability.
- Understanding of outsourced facilities management contracts, service level agreements, and performance monitoring.
- Familiarity with OHSACT requirements, municipal by-laws, and facilities related compliance obligations.
- Ability to identify operational risks in facilities service delivery and implement appropriate mitigation measures.
- Knowledge of supervising service providers to ensure delivery standards, safety compliance, and contractual adherence.
- Understanding of relevant facilities legislation, safety regulations, and compliance procedures.
KEY RESPONSIBILITIES:
Facilities Maintenance Supervision
- Supervise routine facilities maintenance activities including planned, corrective, and preventive work across 24/7 operational schedules.
- Monitor building maintenance, electrical, mechanical, and general infrastructure support services.
- Ensure maintenance issues are logged, tracked, and resolved within required timeframes/SLA.
- Lead and manage the facilities maintenance team, providing guidance, coaching, and performance feedback.
- Coordinate the integration of facility management systems to streamline maintenance tracking and reporting.
- Support onboarding of new facilities staff, including training on maintenance systems, processes, and safety protocols.
Contractor and Service Provider Monitoring
- Supervise outsourced service providers delivering integrated facilities services.
- Monitor contractor performance against agreed KPIs and service level requirements.
- Report service delivery gaps and support implementation of corrective action.
- Ensure contractors are onboarded to SANRAL systems and processes for service request management.
- Facilitate integration of contractors reporting data into centralized facility management systems.
- Collaborate with the team to coordinate contractor tasks and resources efficiently.
- Coordinate team and contractor resources to ensure continuous 24/7 service coverage.
Operational Compliance, Safety and Audit Support
- Ensure facilities and activities comply with occupational health and safety requirements and SANRAL procedures.
- Support inspections, site audits, and basic compliance monitoring.
- Escalate safety risks, incidents, or contractor non-compliance to management.
- Participate in internal and external audits, providing evidence, reports, and corrective action support.
- Integrate compliance monitoring tools and systems to improve visibility and reporting of safety metrics.
- Lead the team in ensuring adherence to safety protocols during all operational hours.
Facilities Projects and Improvement Support
- Assist with renovation, construction, and facilities improvement projects.
- Support implementation of efficiency initiatives to improve service delivery and asset sustainability.
- Participate in root cause investigations of recurring maintenance failures
- Support integration of project management and facilities systems to track improvements and project outcomes.
- Oversee team participation in projects, ensuring tasks are allocated and completed even during off-peak hours.
Reporting and Administration
- Compile routine operational reports on maintenance progress, contractor performance, and facilities issues.
- Maintain accurate records, service documentation, and compliance checklists.
- Provide input into monthly facilities status updates for management review.
- Ensure reporting systems are fully integrated with facilities and contractor management tools for accurate dashboards.
- Support onboarding of new users to reporting systems and ensure proper system usage and access controls.
- Coordinate team schedules, workload distribution, and performance monitoring across 24/7 operations.
